Raw hardwood is flooring that has to be sanded, stained, and finished. There are cure times for the stain and polyurethane finish.

Factory finished hardwood is flooring that comes out of the box in its colored and finished stage. It is installed and ready to walk on and furniture to be placed. No cure times on factory finish flooring. There are different thicknesses of factory finished hardwood - 3/8'“, 1/2”, and 3/4”. The different thicknesses effect the price of the material, as well as the floor’s ability to be refinished.

Engineered flooring is basically plywood that has a factory finish on it. It comes out of the box just like factory finish flooring. Engineered flooring can be installed anywhere hardwood flooring is installed, but most often it is installed over a concrete substrate. When shopping for hardwood flooring, be sure to ask your supplier if your engineered flooring can be refinished if you’d like the option for your home in the future.

Refinishing hardwood floors are possible on raw wood and factory finished hardwoods. Factory finished hardwood can be refinished. The flooring situations that make refinishing impossible are wood that has been refinished several times over the years or factory finished flooring that is too thin. To determine if your floor can be refinished, take up a floor vent cover and look at the thickness of the hardwood above the interlocking tongue and groove joinery.
